About our home town of Sea Cliff
Sea Cliff was settled in the 1700's by the Carpenter family as
a farmland, and later in 1871 by German Methodists and was used primarily
during the summer months for prayer meetings and gatherings. Some
of the Village lots were actually used as tent sites by the early
settlers and were later converted to building lots. Sea Cliff, at
one square mile, is one of the oldest and smallest incorporated villages
in the United States. The Village of Sea Cliff was incorporated in
1883.
Two-thirds of all Sea Cliff houses were built before 1940. We have
the highest percentage of pre-1920 homes out of any community on Lond
Island! The architecture has a strong Victorian flair, but is still
eclectic and unique to Long Island. Sea Cliff is situated on one of
Long Island's highest points with some of the most beautiful vistas
of the Long Island Sound and Hempstead Harbor that would be difficult
to rival from anywhere else on Long Island.
There is a private beach for Sea Cliff residents and for under
$50 a year per household any Sea Cliff resident may use the beach.
Here are a couple of telling facts about Sea Cliff:
Although it is one-square mile, there are 16 recreational parks and
absolutely no traffic lights within its borders! It is truly
a small-town lifestyle.
Another large benefit of home ownership in these
parts are the
comparative low property taxes. In large part due to the
age of the homes and older lower tax assessments coupled with the
Long Island
Lighting Company (LILCO), which built a station in nearby
Glenwood Landing in the early 1920's and absorbs a good chunk of the
school taxes. This really keeps a lid on the property taxes
in
the North
Shore School District. Each year Sea Cliff plays host to some annual events that residents,
as well as folks from all over the New York City area, look
forward to and attend. Every first Sunday in October the
main downtown street
is closed off and the Sea Cliff Mini-Mart takes place. Many
thousands of people line the street to take in all the individual
arts and
crafts that are displayed on either side of Sea Cliff Avenue
and to do some early holiday shopping. Harmonious Homes has
featured the Legendary Ray Alexander Jazz Quintet in front of our
office
for
seven consecutive Mini-Marts! There is also an annual house
tour which is fun and interesting as well as the annual Arts
and Crafts
tour which takes place the first two weekends in December.
To round out the Village's cultural arts identity are more than
four musical groups. The Sea Cliff Chamber Players plays
over 30 concerts a year, not only in Sea Cliff, but throughout Long
Island and in Manhattan. The North Shore Community Orchestra,
made
up mainly
of Village residents, plays three concerts a year at North
Shore High School. They are also in conjunction with the
North Shore
Community
Chorus. Both groups are financed by the School District and
private donations.
Harmonious Homes' concerts are free and open to the public. Harmonious
Homes' summer concerts features our long standing July 4th
Dixeland Band at Sea Cliff Beach, and the 24-piece classical
orchestra, Sinfonia
Pacifica, has been presented on Sea Cliff Beach during Labor
Day weekends.

About Glen Cove
Directly north of the Sea Cliff/Glen Head area is Glen Cove,
which is one of two cities on Long Island. The other city is
Long Beach on Long Island's South Shore. Once home to wealthy
families like J.P. Morgan, Charles Pratt and F.W. Woolworth,
Glen Cove was hailed as the beginning of the "Gold Coast" era
of Long Island during the 1920's.
Some of the mansions of the Gold Coast era have survived. Some
are still private residences, but others are occupied by the Nassau
County Museum, the Webb Institute of Naval Architecture and the Russian
Delegation to the United Nations. Film makers have taken advantage
of the grandeur of these homes. "Sabrina" and "Batman
Forever" are among the recent movie scenes filmed here in addition
to a slew of others.
Glen Cove is located just 27 miles east of New York City. It
was founded way back in 1668 and now has a diverse population of
about 24,000. It is seven square miles. Like Sea Cliff, Glen Cove
has wonderful vistas of the Long Island Sound and many waterfront
and waterview homes. Houses can range from first-time homebuyer homes
starting in the mid-$100,000 range, to ranches, colonials, manor
homes and estates that would sell for more than $5 million.
Glen Cove also offers City services such as public sewers, three
beaches, a waterfront golf course, its own City fire and police departments,
as well as a wonderful senior citizen program. There are 18 houses
of worship, including Roman Catholic, Presbyterian, African Methodist
Episcopal, Lutheran and Greek Orthodox churches as well as conservative
and reform synagogues.
The school district is an excellent one and was founded in 1830.
It currently educates 3,050 students in grades K through 12 and Pre-K.
It has six school buildings, including a Pre-K program, four elementary
schools, one middle school, and one high school. These are staffed
by 243 certified teachers, 19 administrators and 4 central administrators.
Their computer science program, athletic program, music, and science
programs are all top notch. Every year individual students earn county,
state and national awards for individual achievements. Of the district's
high school graduates last year, 60% went on to four-year colleges
and 36% to two-year colleges or technical schools.
Among the private and parochial schools in Glen Cove are Friends
Academy, St. Patricks, and All Saints. Nearby are The Green Vale
School and Portledge School.
The Mayor, Thomas R. Suozzi, is a young, innovative hands-on
Mayor who has performed wonders with revitalizing the downtown area
and is now working hard on redeveloping and revitalizing the waterfront
area known as Glen Cove Creek.
The Glen Cove Real Estate market is stable. Buyers can expect
approximately four percent annual appreciation. Almost half of the
houses Harmonious Homes sells are in Glen Cove.

About Glen Head, Glenwood Landing, Old Brookville, Roslyn Harbor
The North Shore School District services these communities. It is
a prize winning School District and is one of the more desirable districts
on Long Island. There are three elementary schools which serve grades
kindergarten through grade five. At grade six, all three schools consolidate
to the North Shore Middle School, serving grades six through eight,
and continue on to the North Shore High School serving grades nine
through twelve. The average elementary class size is 16 to 18, which
is the lowest in Nassau County! 97% of all North Shore High School
graduates went on to higher education. 90% of all students are involved
in either arts, athletics or community services.
The communities surrounding Sea Cliff are also eclectic and offer
a wide range of Real Estate opportunities for the first-time home buyer,
trade up buyer, and the luxury home buyer. All of these communities
are within the Town of Oyster Bay, one of the oldest Townships on Long
Island, and has the lowest property tax base of any other Township
on Long Island. The market conditions are favorable and the appreciation
value is on the rise at a rate of about four percent yearly. Resale
values are solid in these areas.
